H <br />City of Orono 11-25-02 <br />REVISED POLICY ON BUILDING HEIGHTS <br />1. <br />2. <br />3. <br />4. <br />Where Orono Zoning Code limits the height of a building to “2-1/2 stories or 30 feet“, the <br />building must meet both the story and footage limitations. <br />The Zoning Code does not define “half-story". For administrative purposes, "half-stor/ <br />will be defined per the following definition until this definition is added to the Code: <br />Half Story. The uppermost floor of a building in which (i) the intersection of the <br />exterior wall and the roof is not more than three feet above the floor elevation, <br />and (ii) not more than 60 percent of the floor area within the exterior walls of <br />the uppermost floor exceeds five feet in height as measured from the floor to the <br />rafters. Floors not meeting this definition shall be deemed a story. <br />If a property contains a living level above the second story, that living level will be defined <br />as either a half-story or a story. <br />If this living level meets the definition of a half-story, then the building complies with <br />the 2-1/2 story limit. <br />If this living level is so expansive that it exceeds the parameters to be defined as a <br />half-story, then it is a full story and the building does not comply with the 2-1/2 story <br />limit. <br />When the highest living space in the building is a half-story, if the half story contains <br />windows of any kind, including skylights, the upper measuring point for defining building <br />height shall be the average height of the top of the highest window and the highest peak of <br />the roof. <br />If
