The <br />proposed improvements include removing an existing residence and constuicting a new home. The <br />improvements include some site grading and fill imponation to raise the driveway and garage elevations. We <br />have the following comments with regards to engineering matters; <br />• The proposed garage elevation is shown at 942.0. We recommend that the proposed garage elevation <br />be no higher than 940.8. This is the same elevation as the garage to the east. <br />• Drainage along the east side of the house is a concern. We recommend the proposed house be moved <br />so the set back from the east lot line is 13-fect. This min ors the set back of tire existing home to the <br />east and will allow a swale to be more easily constructed. The applicant should be reminded that the <br />city docs not allow any grading within 5-feet of the lot line. <br />• During our site visit we discovered a clay tile that oischarges to the lake at the southwest comer of the <br />subject property. This tile appears to follow the westerly lot line and drains a substantial area as <br />identified in the City ’s Surface Water Management Plan. We recommend that the city acquire a 10- <br />foot wide drainage and utility easement along the west lot line to maintain the line. <br />• All erosion control measures should be installed, inspccicJ and approved ’oy city staff prior to any <br />work on site. <br />If you have any questions please call me at (651) 604-4S63. <br />Yours very truly, <br />BONESTROO.
