Staff Recommendation <br />Staff continues to recommend denial of the request to allow the 10 ’ side yard setback. The location <br />of the existing house should limit the encroachment on the side yard setbacks as the lot is extremely <br />narrow and an expansion of the non-conforming situation should not be allowed. Staff would offer <br />the following comments when determining whether the request should be granted: <br />• The existing single stall garage will remain for storage space. <br />• A garage of any size does not have to be allowed. <br />• Two sheds exist on the property, one at a non-conforming setback, which also allows for <br />additional storage space. <br />• The same new garage square footage could be achieved, without blocking the kitchen <br />window and still providing access to the house, if the garage were deepened instead of <br />widened as additional buildable area exists up to the front yard setback line. <br />COUNCIL ACTION REQUESTED <br />Adopt the attached Resolution granting a side yard setback variance to allow a 12 ’ easiem side <br />setback for 3785 Watertown Road. <br />1 <br />. i
