' ^ <br />i. <br />MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />MONDAY, MAY 17,2004 <br />6:00 o’clock p.m. <br />Mr. Coodrum concluded by stating the house will be custom-built and sensitive to the site, noting the grading <br />plan shown probably is exceeding what will occur. <br />Chair Mabusth asked for information about the f.nal slopes behind the house pads. Mr. Goodrum <br />e.xplained there is a 6' drop over SO’ distance which is a 12% slope. Mr. Lazniarz assured the Planning <br />Commission that even though the plans indicated house pads 50' x 80’ as a conservative example, he expects <br />no actual house to be constructed to that size. Mr. Lazniarz added their intent is to maximize the space <br />between homes. It was confirmed that only one principal structure with attached garages are proposed for the <br />site. <br />Chair Mabusth invited comments from the public. <br />Kevin Bigelow, 32 Apple Glen Road, Long Lake, questioned if the plans still propose using their dead-end <br />road. Mr. Lazniarz confinned the PRD only proposes the extension of sewer and water from Long Lake. <br />Chair Mabusth offered Mr. Bigelow a copy of the Staff Report, dated May 14, 2004, for more infomiation. <br />Doug Coleman, 140 S. Brown Road, Kallestad Acres, asked for confirmation of the proposed rear yard <br />setbacks. It was confirmed there would be a 50’ rear yard setback to the Kallestad Acres lots and at least 75 <br />setback to creek. <br />Sandy Coleman. 140 S. Brovvn Road, Kallestad Acres, asked if the existing home would remain. She was told <br />that the plans indicated the existing home would be kept on site. <br />Mr. Lazniarz suted the sewer and water easement will he run down the easement with Dunn's and it will be <br />provided sewer and water as part of the agreement. <br />Mr. Coleman asked for more information about the removal of trees and final slopes at the knoll. Mr. <br />Goodrum explainc'^. that from the Kallestad Acres property there is a 50’ setback and no grading is expected <br />within this setback, so that no trees will be affected within 50’ of the Coleman ’s lot line. <br />Mr. Lazniarz continued that each lot will be custom graded to minimize the loss of trees and he committed to <br />planting trees along the driveway to make it a tree-lined road and to replace trees lost on house sites.
