Therefore, if we did not have regional ponding and were required to pond on-site, <br />we would meet the 15% building coverage requiroment. <br />The StoneBay mixed use development was designed to have a compact <br />commercial area to support the StoneBay development and other Orono <br />residents. <br />We would ask for PUD flexibility since we meet the 25% green space, have <br />provided 8 foot trails throughout the sito, have provided extensive landscaping <br />and this density would match what has been done in other commercial <br />developments in the City. <br />Loading Berths <br />We are required to have a 25' long loading berth per ordinance <br />defined the location of the required loading berths on the site plan. <br />We have <br />Trash Enclosures <br />Trash enclosures are constructed with the same materials as the principal <br />building and will be heavily screened to reduce their visibility. We have provided <br />cross-soction drawings through the trash enclosures to give you an idea of what <br />the trash onclosuros will look like from Kelley Parkway and the adjacent <br />residential parcels. You will see that the extensive landscaping along Kelley will <br />completely screen these enclosures from view of the residents. <br />Required Parking <br />Current city ordinance requires one parking space per 150 square feet. For <br />our development that translates into 173 stalls. Our development <br />provides 150 spaces, which we believe, are more than adequate. We offer <br />the following reasons to justify this position. <br />a) WalgrooiVs is required to have 89 spaces per ordinance, but needs about <br />GO. I have enclosed a parking study dono by Walgreen's for their busiest <br />storo in the state that is located at 70th and York in Edina. The peak ­ <br />parking requirement indicates that 48 spaces were filled. If the two <br />remaining retail buildings were parked per the city ordinance, 84 parking <br />spaces would be required. Add the 60 spaces for Walgreen's for a total of <br />144. This Is less than the 150 we are providing. <br />b) Most cities in the Twin City Metro area require 1 parking space per 200 <br />square foot of floor area. This is not to suggest that the City of Orono <br />should endeavor to bo like other cities, it is meant to suggest that the <br />citizens of Orono will drive to. park and patronize the businesses in this <br />development just like citizens in the rest of the Twin Cities.
