Address approval of the lot area and widths as proposed, as well as the lot coverage issue. <br />2. Address approval of the west side setback for Retail Building A. <br />3. Address acceptance of the ISO-stall parking proposal. <br />4. Address any remaining landscaping issuer or co icems. <br />5. Address the signage issues and fle.xibility request. <br />6. Address height of buildings. <br />7. Address any concerns regarding facade coloration or materials. <br />8. Address whether buildmg-mounted lighting is proposed. <br />9. Any other issues for consideration. <br />Gaffron recommended approval of the proposed Commercial Site Plan Review subject to the various <br />recommendations in the text of the May 13, 2004 Staff Report Any motion to recommend approval should <br />address the remaining issues, and provide clear direction to the oplicant. Gaffron believed the application is <br />ready to be forwarded to the City Council subject to Planm ’g Commission rccom.Tiended conditions for <br />approval. <br />Chair Mabusth asked the applicant if there wer** any questions to staff, tt Shelley Johnson, Engineer or Phil <br />Carlson, DSU. <br />Mr. John Traulz stated they are in agreement with just about everything identified by staff as outstanding <br />issues, lie accepted the 10' wide requirement for the monument signs and the manual reader board. <br />Mr. Traulz asked the Plaiuiing Commission to consider not idcntifynng the space in front of Walgreens* <br />entrance as a landscaped area but as a walkway to the building's access point. <br />He indicated landscaping features would make it more difficult for patrons to enter the building and proposed <br />some other treahnent, such as paintmg. <br />Kempf asked if this area was raised above the par'idng lot level. <br />Page 12 of 58 <br />tmmtM
