7. <br />8. <br />Landscaping. The approved landscaping plan attached to this Agreement as Exhibit__shall be <br />strictly adhered to, with the following conditions: <br />a)Landscaping plan shall meet all landscaping standards established for the B-6 District in <br />Zoning Code Section 78-797(8). <br />The Developer shall be responsible for sodding the boulevard of Kelley Parkway and any <br />other areas outside the property boundary that may be disturbed. <br />c) Landscaping of the site shall be at a minimum as shown the Preliminary Landscape Plan, <br />Sheets L2.1 and L7.1 attached hereto as Exhibit <br />Irrigation of all landscape areas will be required and must be shown on final plans. <br />A performance bond (letter of credit) will be required for the landscaping. <br />The City reserves the right to require additional landscaping materials for trash enclosure <br />or service area screening purposes upon completion of site development i f the approved <br />plan proves insufficient to meet the screening goals established herein. <br />Ligllting . Site lighting shall adhere to the approved lighting plan attached to this agreement as <br />Exhibit___. Lighting on the site shall adhere to the pertinent zoning code standards, and shall be <br />subject to final approval by the City Council. Site lighting shall meet the following standards: <br />Site lighting shtll be shielded and directed downward. <br />Site lighting along the east and south bound;iries shall be provided adequate to light tlie trails <br />along these two sides of the property. <br />Piuking lot and building ligliting shall be installed per the Preliininaiy Lighting Plan, Sheet <br />E2.1 attached hereto as Exhibit ____. The plan indicates 20 “Gardco ” 400W luminaires <br />at strategic locations throughout the site, on 20' high poles. The light poles at 20' will bt <br />lower than the peak heights of the buildings. Any revisions to this plan will require City <br />approval. <br />Building mounted exterior lighting .shall be designed in such a manner as to be downcast <br />and sliiclded. Lighting of the service areas at the rear of the buildings shall be adequate for <br />safety purposes but shall be of minimum necessary intensity to reduce impacts on the <br />Stonebay neighboring residential development. <br />Developer Initial <br />City Clerk Initial <br />Page 3 of 12
