The consensus was to <br />recommend its adoption and add the diagram to make it more user-friendly. Tlie resolution has not yet <br />been presented to Council. <br />Since January 7 staff has added language that requires site plans to account for the hardcover necessary <br />to support a 2-stall garage, regardless whether one is proposed. The intent is to avoid situations where an <br />applicant will max out his hardcover allotment claiming, "I don’t need a garage”, and then apply for a <br />hardcover variance later. <br />Also added is a clause that requires that stoops or landings for door opeiungs must be shown on site plans, <br />and that building permit approval for a door opening docs not infer that a hardcover variance for a deck <br />will be approved. <br />If Planning Commission agrees with these changes, the resolution will be forwarded to the Council for <br />consideration and adoption. Note that this has been prepared as a policy resolution rather than as an <br />ordinance to allow it to easily be revised in the future if necessary. <br />Staff Recommendation <br />Recommend adoption of the attached resolution. <br />ADDENDUM 4-30-04: <br />Policy I (d) is revised to read ’“Maximum Minimum length\.: jc aper ratio: 2; I Mnrevdewing this while <br />preparing the drawing, I realized this was incorrect as formerly written.
