TRUST, 3425 <br />SHORELINE DRIVE, CONDITIONAL USE PERMIT AND COMMERCIAL SITE <br />PLAN REVIEW - Continued) <br />Kcaveny mentioned that he’d suggested to the metro transit autliority they actually pull <br />into the park and ride to pick up and drop off on Shoreline Drive to avoid having <br />pedestrians cross traffic. <br />Acting Chair Mabusth stated that she agreed with the neighbor’s comments that the City <br />needs to take this opportunity to get the upgrades in Navarre as the opportunities present <br />themselves. The rest of the Commission concurred. <br />Gundlach indicated that they are uncertain exactly how much square footage of retail ex.sts <br />in the building until doing hirther examination. She pointed out that the site would lose an <br />additional 10 spaces if the City requires 10’ and 20’green space yards along Kelly Avenue <br />and Shoreline Drive respectively. <br />Gaffron cautioned the Commission from allowing too little green space, as had occurred <br />on the Snyder ’s site which required only 10’ setbacks. <br />Gundlach agreed that little opportunity presents itself, reiterating that the establishment of <br />yards will cost the loss of 10 spaces; whereas, this plan provides 40 stalls. <br />Rahn stated that it was difficult to gauge what the balance between parking and green <br />space might be with the lack of a landscape plan. He noted that he would like to see more <br />green space, and ac’icnowledged that the plan requires additional parking. <br />With regard to the issues for discussion, item 2, Acting Chair Mabusth stated that she <br />believed the existing upper gravel parking area should be paved and striped. <br />Hannaford pointed out that the access to the bowling alley has always been oft of Kelly <br />Avenue, <br />Ward asked if the proposed size of the striping on the top lot would match the stall size <br />below. <br />Gundlach stated that the stalls are the same size on the top or bottom of the lots. She added <br />that signage would be addei on the upper lot near the stair to direct patrons down the steps <br />to the restaurant. <br />Gaffron suggested that the applicants make it more inviting for people to park above and <br />use the covered stairwell versus parking below.
