(15%) <br />Proposed: 2,437 s.f. (3 %) <br />Front Yard Setback Variance <br />This property is L-shi^d and the wider portion is the soudi part of the lot along North <br />Arm Drive. The applicants’ home is set back 132’ from the front property line, the home <br />and driveway are situated on the eastern portion of the lot, the existing and future septic <br />tanks are located on the flatter portion of the rear yard, and a creek bed runs from north to <br />south on die property making locating a detached garage difficult. The applicant would <br />also like to utilize the existing driveway for die garage. <br />There is not sufficient space available to locate the garage behind the principal structure <br />setback as the creek bed creates a valley of tm-level ground and the driveway would most <br />likely have to cross the creek bed. <br />The applicants have proposed additional screening along the proposed garage to screen <br />the structure from North Ann Drive. <br />Hardship Statement <br />Applicant has completed the Hardship Documentation Form attached as Exhibit B, and <br />should be asked for additional testimony regarding the application. <br />Hardship Analysb <br />In eonsUtrlng appUeatlonsfer varianct, tht Planning Commission shall consider the ^ect ofite <br />proposed variance upon the health, safety and warfare of tha community, existing and andclpatui tra/Jle <br />conditions, U^t and air, danger of fire, risk to the public safety, end the affect on values ofproperty iu <br />die sttrnandlng area. However, staff did not find a hardship to encroach into the required 50 ’ front <br />yard setback.
