The proposed <br />project would subdivide sn existing parcel of just under 14 acres in size into two residential lots. <br />Both lots would share a conunon driveway off of Townline Road. We have the following comments <br />v/ith regards to engineering matters: <br />• The final plat should include the dedication of 33-feet of road right-of-way for Townline <br />Road. <br />• Easements should be provided over all wetlands, ponding areas and drainage ways. <br />• Drainage and utility easements should be provided 10-feet wide along exterior lot lines and <br />S-feet wide along all interior lot lines. <br />• A driveway easement should be provided over the existing driveway for access to the <br />northerly lot. <br />If you have any questions please call me at (651) 604-4863. <br />Yours very truly, <br />BONESTROO, ROSENE.
