?! <br />MM-297S <br />Ja«uiry2a«2004 <br />Piff JofJ <br />Conditional Use Permit Analysb <br />The only requirement of conditional uses for religious institutions, beyond those required <br />by the zoning district, is a 50’ setback from any residential property. Residential property <br />exists to the west where the church currently maintains a 59’ setback. The actual roof <br />change takes place at the most southern part of the building further lessening any <br />potential impacts to neighboring properties. <br />Religious institutions are subject to the 30 ’ height requirement with exceptions for church <br />spries, belfries, cupolas, monuments, ect. as noted in section 78-1366. The proposed roof <br />change will maintain the 30 ’ requirement for all structures. It is also worth noting that <br />other portions of the church are higher than 30 ’ making the roof change less apparent. <br />Finally, the proposal meets all other zoning district requirements with respect to setbacks <br />and haidcover as discussed earlier in this report. <br />Issues for Consideration <br />1. Are there any negative impacts to surrounding residential properties? <br />2. Are there any other bsues or concerns with this application? <br />Staff Recommendation <br />Approval of the plans as submitted.
