(3 ac. dry, 1 ac. wetland) <br />List of Exhibits <br />A • Resolution <br />B - Notice of Planning Commission Action 1-23-04 <br />C - Draft PC Minutes 1-20-04 <br />D - Memo and Exhibits of 1-13-04 <br />Application Summary: The property at 1801 West Farm Road contains a principal residence and <br />a guest house originally approved via CUP Resolution No .2854 in 1990. During the recent lot line <br />rearrangement review, it was confirmed that the legal combination condition of Resolution No. <br />2854 had never been fulfilled. It was also confmned that the applicants at this time do not want <br />to combine the properties (1801-1849) and the Planning Commission and Council confirmed that <br />the 3 ac. dry/1 ac. wetland area of 1801 West Farm was not sufficient to meet the intent of the <br />Guest House ordinance regarding lot area. <br />Based on the recommendations of the Planning Commission, Council conditioned lot line <br />rearrangement approval on successfully obtaining a CUP for Plumbing in an Accessory Building, <br />with the understanding that the kitchen in the guest house would have to be removed. <br />Planning Commission Recommendation: On a vote of 4-1, Planning Commission recommended <br />approval of a (TUP for plumbing in the accessory building, subject to: <br />1. Removal of kitchen facilities, including: <br />- Removal of cooktop (no oven exists) <br />- Removal of refrigerator <br />- Removal of the kitchen sink <br />2. Applicant to execute standard ‘use limitation’ covenant.
