The <br />proposed improvements include a building addition and some minor grading. We have the following comments <br />with regards to engineering matters: <br />• The current and proposed use of the site is for a rental center. Our site visit indicated that most of the <br />rental trucks and trailers are stored outside on a gravel surface parking lot. There was no evidence of <br />curb and gutter or any type of storm sewer system. The site lies immediately noith of an existing <br />wetland. We strongly reconunend that the plans incorporate some type of storm water treatment <br />system to treat the site runoff prior to discharging to the wetland complex. This might include storm <br />sewer, a treatment pond, vegetated buffer strips, paved parking areas with curb and gutter, or a <br />combination of the concepts mentioned. <br />• The plans should be submitted to the Minnehaha Creek Watershed District for review and approval <br />• The draiiuge calculations indicate that the proposed storm water discharges will not increase from the <br />existing discharges. The calculations do not include the “future 12-foot wide bituminous drive ” shown <br />on the landscape plan. We recommend that the storm water calculations reflect proposed and future <br />site improvements so storm water treatment systems can be sized accordingly. <br />• The draiiuige calculations should include existing and proposed drainage area maps for the total <br />drainage area to the site. <br />• The flammable waste tr^ design should be submitted to the Minnesota Pollution Control Agency <br />(MPCA) for review and comment The site may require an industrial permit from die MPCA. <br />• Final plans should include temporary and permanent erosion control plans. <br />If you have any questions please call me at (651) 604-4863. <br />Yours very truly. <br />BONESTROO.
