planning commission and council for approval. Such runoff may be required to be <br />properly channeled into a natural watercourse, ponding area, storm drain or other public <br />facilities. Any change in grade affecting water runoff, whether onto adjacent propeny or <br />otherwise, must be in compliance with the surface water management plan and shall be <br />consistent with other applicable regulations or provisions of this Code and subject to the <br />approval of other agencies hav'ng jurisdiction over the area affected by the drainage. <br />(i) Height. No str wture or building shall exceed 2 1/2 stories or 30 feet in <br />height except as provided in section 78*1366. <br />(Code 1984, § 10.40(6)) <br />Sec 78*1468. Signs in B and I districts. <br />Within the B and I districts, nameplate signs and business signs are permitted subject to <br />the following regulations: <br />(1) B-1. B-2 and B-4: size. Within the B*l, B*2 and B*4 districts, the aggregate square <br />footage of sign space per lot shall not exceed the sum of one square foot for each front <br />foot of building, plus one square foot for each front foot of lot not occupied by a birlding. <br />No individual sign shall exceed 50 square feet <br />(4) B-1, B-2 and B-4: height. Within the B*1 , B*2 and B-4 districts, no sign shall <br />extend in height more than two feet above the highest outside wall or parapet of any <br />principal building, nor shall any sign be located closer than ten feet from any propenv* <br />line; except that any sign over ten square feet may project two feet into any required vard <br />area from the principal building. <br />Sec. 78*1516. Required off-street parking. <br />Where the principal use of the structure served is as listed, the minimum parking facilities <br />(open or enclosed) shall be as shown. <br />(17) Furniture store, ^pliance store, warehouse under 15,000 square feet of floor area, <br />auto sales, grainhouses, kennels and studios, at least one for each 500 square feet in <br />excess of the first 500 square feet of floor area in the principal structure. <br />Sec. 78-1573. Glare or heat <br />Any use requiring an operation producing an intense beat or light transmission «baV be <br />performed with the necessary shielding to prevent such heat or light from being <br />detectable at the lot line of the site on t^ch the use is located. Lighting in all instances <br />shall be diffused or directed away from R districts and public streets. <br />(Code 1984, § 10.60(8)) <br />Sec. 78-1575. Screening. <br />(a) Screening shall be required in rerldential zones where : <br />(1) Any off-street parking area which contains more than four parking spaces <br />and is within 30 feet of an adjoining residential lot line; and <br />IN
