EXHIBIT B <br />The following itatements are submitted with this variance application to describe the conditions tint exist <br />and will exist as a result of this remodeling project. <br />CURRENT CONDITIONS: <br />The front yard setback is currently non-conforming to today’s ordinance since it was built in the 1960's to <br />the then current ordinance. The set back is, however, consistent with all the other houses in the <br />neighborhood <br />REASONS FOR GRANTING REQUEST FOR VARIANCE: <br />The owners feel that this is a teasomble request because: <br />• The owners like and enjoy the neighborhood and city but have a need to make the home more livable <br />for their needs for now and in the future. <br />• The remodeling project will add character and esthetics while not creating conflict with the other <br />homes in the neighborhood. <br />• The ownen are taking the extra effort to make sure that the home has architectural character and <br />appeal. <br />• The project presents additions to the home, which are both functional and meant to enhance the <br />livability of this home. <br />• All of die elements of this project represent reasonable requests for enhancing an existing home. <br />• The home, even with the proposed changes, would be consistent with the intent of the ordnances that <br />were current when the home was originally built <br />• Keeping the addition in the suite plane, and therefore compact, would not add unduly to the hvdcover <br />of this property. <br />u o n <br />■ ->• <br />//
