The westerly lot, 1849 West <br />Farm, remains vacant. The easterly lot, 1801 West Farm, contains a principal residence and a <br />guest house approved via CUP Resolution No.2854. Applicants’ intent is to yield two lots that <br />are conforming for the intended uses. The proposal accomplishes this in terms of gross area for <br />1801 and its guest house, but only if the wetland area is attributable for the 4-acre guest house <br />requirement. <br />Planning Commission concluded the wetland area is m attributable, and determined that the <br />guest house use should be discontinued, the kitchen removed, and a “Plumbing in Accessory <br />Building CUP” be applied for. <br />Please review the memo and exhibits ofOctober 16 for additional infonnationand history regarding <br />this property. <br />PlaDoIng Commission Recommendation <br />Planning Commission reviewed this at a Public Hearing held on November 17,2003. On a vote of <br />5-1, Planning Commission recommended approval of the lot line rearrangement as follows: <br />1.Because the parcel containing the existing residence and guest house will not contain at <br />least 4.0 acres of dry buildablc land, the guest house use should cease. The conditions of the <br />1990 Guest House CUP were never fulfilled and won’t be with this lot line rearraneemenL
