9. <br />10. <br />II. <br />12. <br />13. <br />14. <br />15. <br />16. <br />dL <br />Subdi\ider shall develop and submit a stormwater management buffer plan <br />including defined buffer areas to be maintained in permanent groundcover. <br />Approval of such plan by the City Engineer shall be obtained prior to the <br />granting of final plat approval. Subdivider shall grant drainage casements over <br />all drainageways and established buffers within the plat. <br />Subdivider is hereby advised that the City will not grant final plat approval until <br />the MCWD has approved a stormwater management plan for the property. <br />The Storm Water and Drainage Trunk Fee is established by City Ordinance at <br />S2.700 per acre, with a cap of 4.0 acres to be charged per Lot. For this property, <br />three 4-pIus acre lots are being created; each of the three lots is subject to a fee <br />of (4.0 X S2,700 = SI0,800) or a total fee of $32,400 to be paid prior to final <br />plat approval. <br />All identified primary and alternate sewage system drainfield sites within the <br />subdi\ision shall be fenced off by the subdivider prior to any land alterations, <br />and such fencing shall remain in place until such time that each Lot is <br />developed. <br />Subdivider shall develop covenants for each Lot for protection of drainfield sites <br />within each Lot. Covenants shall include protective language for alternate septic <br />sites along with site plans locating both primary and alternative sites. Subdivider <br />shall include language alerting future property owners of need to protect sites on <br />adjacent properties. <br />Subdivider shall grant Flovvage and Conservation Easements over the wetlands <br />in Lois 1 and 2 and over those portions of Lydiard Lake perimeter wetland <br />located above the OHWL of Lydiard Lake. <br />Payment of standard 8% Park Dedication Fee per City ordinance (fee capped at <br />SS,S50 per lot for Lots 2 and 3 based on value of each lot in excess of <br />S69,375) Total due = SI 1,100; Lot 1 as an existing residence is not subject to <br />the Paric Fee. <br />Subdivider shall submit evidence that the property contains no know n significant <br />archaeological features that would require preservation. <br />Page 7 of 10
