Gaffron <br />From:Stephen Weckman, 0 <br />Dates November 6, 1992 <br />Subjects Subdivision #1779, <br />Soil testing and system design has been submitted for a five <br />bedroom home including primary and alternate drainfield sites for <br />Lot 2 of this subdivision. Lot 1 is currently connected to City <br />sewer. <br />The soil testing and septic system design meet all Minnesota <br />Pollution Control Agency (MPCA) and City of Orono standards based <br />on the existing property lines. The depth of seasonal saturation <br />(mottling) is between 18" and 24" requiring the installation of a <br />mound system. Slope at both sites is 6%. Topographic location <br />and site drainage is adequate. Alsor all setbacks meet City <br />code. <br />The Zoning staff has indicated that a 20* road dedication <br />along Fox Street may be required as a condition of the <br />subdivision. If the 20* easement is required, the alternate <br />drainfield site will have less than a 1* separation from the new <br />property line. Steve Schirmers has indicated that another <br />alternate site is possible if a variance can be granted for the <br />slopes up to 8%. Soil testing has not been completed for this <br />alternate drainfield site. <br />Staff can only approve the soil testing and septic system <br />design if the 20' dedication for Fox Street is not required. If <br />the 20* dedication is required, additional soil testing must be <br />provided for a new alternate drainfield site. <br />I1
