Box 66 <br />Crystal Bay, MN 55323 <br />iTi* <br />NOV 5 '1092 <br />Re: #1778 Goetten Subdivision <br />File 139-1778 <br />Dear Mike: <br />We have reviewed the proposed lot division on the Goetten property, located east of Orono <br />Orchard Road on Fox Street. The existing 30 foot wide right-of-way along the north side <br />of the property is inadequate. Also, because there are three or more homes which have <br />access to Fox Street, the road should be improved with a cul-de-sac at this time. We <br />recommend that the aforementioned property dedicate an additional 20 feet of roadway <br />right-of-way, ending with a 50 foot radius circle for a cul-de-sac just west of Barrett Avenue. <br />The proposed right-of-way is shown on the enclosed half section map. The roadway and <br />cul-de-sac should be constructed with equal assessments to all abutting properties which <br />access onto Fox Street. The estimated construction cost of the road is $30,000. <br />The westerly lot in the subdivision may be able to access onto Orono Orchard Road. The <br />recommended location is 100 feet north of the railroad right-of-way. This location is 300 <br />feet south of the Fox Street intersection.
