Luesse, 3249 Casco Circle <br />page 3 <br />The additions to the workshop will create an oversized accessory <br />structure at 1,273 sq ft requiring the most restricitive of <br />setbacks for the detached structure. <br />The property at approximately 15,000 sq ft would have been <br />allowed an oversized accessory structure of 1,000 sq ft. <br />Applicant has reduced hardcover within 75 - 250' from original <br />proposal and has also reduced lot coverage (original at 21%, <br />amended at 16.3%). The issue now is the multiple variances <br />requried to approve additions to existing detached workshop. The <br />foundations of all additions to the existing workshop must be <br />compatible and meet requirements of the building code. As <br />structure is located 3* from side line and approximately 6* from <br />the neighboring property's detached garage, the State fire code <br />will call for special fire wall construction where necessary. <br />Issues for Consideration <br />1.What existing structural or non-structura1 <br />improvement may be removed within the 0-75' or 75- <br />250' setback area. Has applicant's amended plan <br />reflected adequate removals? <br />2.Once again the question, has to be raised as to <br />future use of workshop structure. Is it heated or <br />is heating planned. Does structure contain plumbing <br />or is plumbing proposed. Is this structure <br />currently insulated or proposed to be insulated? <br />3.Can the oversized accessory structure be trimmed <br />back? Can the 28' depth be reduced? - - minimizing <br />street setback variance and area variance to <br />oversized accessory structure. If garage addition is <br />to be moved 7' to meet side setback of 10 <br />applicant will have to <br />plantings. <br />remove several mature <br />Statement of Hardship <br />Please review Exhibit B, Mr. Luesse's written statement submitted <br />with the amended proposal. Please note Mr. Luesse has also met <br />with Mr. Diegre, the neighbor who voiced major concern with the <br />proposed improvement of the workshop area. Mr. Diegre has viewed <br />the amended application and gives approval of the project as long <br />as the pitch of the roof of the workshop does not exceed 4 1/2 <br />to 12 as proposed.
