Applicants now propose <br />an increase from 25.1% to 30.7%. The new hardcover facts reflect 410 <br />s.f. of landscape area underlain with geotachnic fabric. The <br />landscape architect advises that the fabric is to be installed in <br />areas where erosion is of prime concern. These areas are shown as the <br />shrub planting areasr review Exhibit D. Landscape areas designated as <br />ground cover areas shall remain as natural ground cover. The <br />following improvements result in hardcover increases: <br />1.Additional paved area over amount approved with building <br />permit ^ 271 s.f. or 1.1%. <br />2. Increase in sidewalk area over that approved with building <br />permit ® 45 s.f. or 0.1%. <br />3.Increase in patio area over that approved with building <br />permit >> 136 s.f. or 0.5%. <br />4.Increase of 208 s.f. or 0.8% deck area where none was <br />approved with building permit. <br />5.Landscape areas underlain with plastic shown at 410 s.f. or <br />1.7%. These areas were also not included with original <br />hardcover facts submitted with building permit. <br />6.238 s.f. or 1% increase in hardcover for retaining walls <br />proposed with land alteration permit. <br />Brief Review of Hardships <br />Applicant claims special parking needs and the need to provide <br />Dr. 0mlie immediate and safe access from property at times of <br />emergency. Applicant also notes the need for handicap access to <br />residence from vehicles, noting that there have been three accidents <br />in the drive as a result of the limited paved area. Applicant s <br />consultant, Kendall Larson, has advised that there will be no <br />appreciable Impact on the treatment of runoff because of the increase <br />in hardcover. He has been advised to provide more detail on tnis <br />claim. The proposed driveway upgrade will provide greater safety and <br />accessibility for persons who visit the site. <br />♦ <br />.
