Box 66 <br />Crystal Bay. MN 55323 <br />Re: #1762 Paul Boyke Subdivision <br />File No. 139-1762 <br />Dear Mike: <br />We have reviewed the proposed subdivision of Lot 1, Block 1. Lauranne Woods Addition on the <br />Paul Boyke property, located to the east of Lydiard Lake. Subsequent to our site inspection, there <br />are several engineering issues that should be noted. <br />Lydiard Lake is a DNR protected water, identified as Basin No. 27-159P. The accepted ordinary <br />high water elevation (OHWL) of the lake is 970.9. For setback purposes this elevation contour <br />should be considered the shoreline of Lydiard Lake. The City’s municipal code requires certain <br />setbacks to shorelines and these have been shown appropriately on the site plan. The code also <br />requires a 200 foot shoreline for each lot to have lake access. If Lot 1 is planned to have lake <br />access, the westerly lot line of Lot 2 should be realigned to provide 25 feet of additional shoreline <br />to Lot 1. If Lot 1 is indeed planned to have lake access by means of the 10 foot wide strip of land <br />along the north property line, a grading plan should be provided to show any planned improvements <br />in that area. <br />We understand that the bituminous access road from North Femdale Road is a private drive which <br />is platted as an outlot with joint resident ownership. To eliminate an undesirable "flag” lot with <br />driveway easements, we recommend that the 30 ’ by 407 ’ "flag pole" also be platted as an outlot with <br />joint ownership by both lots. This would be in accordance with the code requirements for a <br />minimum lot footage of 200 feet. <br />Drainage and utility easements should be provided five feet wide along both sides of the proposed <br />lot division line. <br />Please contact me at this office if you have any questions. <br />Yours very truly. <br />BONESTROO.
