Zoning <br />Pile #1775 <br />October 15, 1992 <br />Page 3 <br />s.f. in area, side and street setback variances. The proposed <br />improvements on the property result in a 10.3% increase in structural <br />coverage of the property (lot coverage variance 12.4%). Hardcover in <br />the 75-250' setback area has been increased 10.9% (final hardcover at <br />37.2%). <br />Mr. Luesse had originally proposed a second story over the <br />existing detached garage but because of his neighbor's opposition to <br />the improvement he has amended the proposal to now just include a new <br />roof to match the roof of the proposed detached garage. <br />Note the turnaround and extended drive are located within the <br />unimproved right-of-way of Casco Circle. Public Works; Director must <br />approve the expanded use within the unimproved right-of-way. It is <br />typical that the City asks for a hold-harmless agreement for such <br />private improvements located within right-of-ways. It should also be <br />noted for the record that existing improvements within unimproved <br />public right-of-way shall never deter the proposed upgrading of the <br />roadway. <br />Issues for consideration <br />1.What existing structural improvements can be reduced or <br />removed within the 0-75' or 75-250* setback area? <br />2.What non-'Structural hardcover improvements can be removed or <br />reduced? Mr. Luesse's addendum notes that no landscape <br />areas are underlain with plastic. What other non-structural <br />improvements can be considered for removal and accomplish a <br />reduction in the 75-250* setback? What of the 0-75' setback <br />area? Refer to Exhibits I and J 1-5. <br />3.Structural improvements are listed as follows for lot <br />coverage consideration? <br />Dock storage structure = 168 s.f. or 1.3% <br />Lakeside deck = 192 s.f. or 1.5% <br />Existing residence “ 864 s.f. or 6.8% <br />Addition to residence = 540 s.f. or 4.2% <br />Existing detached accessory structure » BOO s.f. or 4.7% <br />Greenhouse addition » 80 s.f. or .6% <br />Proposed Garage » 704 s.f. or 5.5% <br />4.Whe.t kinds of controls should be placed on the future use of <br />work shop structure? Is it heated? Does it contain <br />plumbing?
