MINUTES OP THE PLANNING COMMISSION MEETING FEBRUARY 20, 1990 <br />#1490 K>P PROPERTIES CONT. <br />Mr. Paul Larson, realtor for Katherine Axel, seller of Lot <br />1, hoped that the Council would approve the present proposal <br />because taking the additional right-of-way from the east would <br />reduce the value of Lot 1 substantially. <br />There were no further comments from the public regarding <br />this matter and the public hearing was closed. <br />It was moved by Chairman Kelley, seconded by Hanson, to <br />recommend denial of the lot line rearrangement because of the <br />severe lot width variance being requested. Hanson asked what a <br />possible solution to this situation may be? Kelley replied that <br />the northern lot can only sustain a two bedroom home. Mr. <br />Peterson said if the lot line rearrangement is approved with the <br />taking of the 17 additional feet of right-of-way, he will with­ <br />draw his application. Motion, Ayes-4, Brown-Nay. Motion passed. <br />#1495 ROD JOHNSON <br />3740 WEST WAYZATA BOULEVARD <br />PRELIMINARY SUBDIVISION <br />PUBLIC HEARING 7:37 P.M. TO 7:45 P.M, <br />The Affidavit of Publication and Certificate of Mailing were <br />duly noted. <br />Mr. Johnson was present for this matter. <br />Zoning Administrator Mabusth provided information to the <br />Planning Commission regarding this application for a preliminary <br />subdivision. Mabusth noted that she has not received <br />confirmation from the State Highway Department regaroing Highway <br />12 right-of-way. <br />Kelley said Parcel B would have a conditional use permit <br />with no principal structure. <br />Mabusth said that is correct, a principal structure is not <br />required. The Conditional Use is permitted for property owi^rs <br />of vacant lands. Mabusth said the only concern she has <br />with Parcel B is that an access has not been defined. <br />Mr. Johnson said that Parcel B is not accessed from Highway <br />12, but rather County Road 6 where there is an existing farm <br />exit. <br />Mabusth said that Hennepin County should review that access. <br />Kelley said that he would prefer to table this application <br />so that he can review the proposed access. <br />«ji* <br />.■..■Ifc.TT- - -- -
