Zoning File #1750 <br />August 11, 1992 <br />Page 2 <br />Discussion <br />At the July meeting of the Planning Commission, the <br />application was tabled providing applicant with additional time <br />to submit a revised plan reflecting the following directives of <br />the Planning Commission: <br />1. Reduce roof structure to a minimum 400 s.f. <br />Applicant has reduced roof structure to 374 s.f. The <br />trellis area has been excluded. <br />2. Remove additional hardcover used in landscaping <br />Applicant has reduced 172 s.f. of landscape hardcover <br />along the northwest side of existing structure within <br />75-250' setback area. Refer to amended hardcover facts <br />above. <br />3.Replanting schedule for two large mature oak trees to <br />be removed as a result of the proposed improvements. <br />Refer to Exhibit J. Applicant proposes planting in <br />northwest landscape area 1-1/2 to 2" diameter Sunburst <br />Locust or green/white ash tree and a 5-6* Black Hills <br />or Colorado Spruce in the southwest landscape area. <br />Although not specifically noted in the Planning Commission <br />recommendation, it was the unanimous concurrence of the Planning <br />Commission that a replanting schedule be considered with this <br />variance application. Applicant has complied with this <br />suggestion. At the meeting, applicant advised that one of the <br />large oak trees on the property is diseased and would require <br />removal in the near future. <br />Per the review memo for July 20th, the hardship statement <br />can be found in exhibit A. A recommendation of approval should <br />contain the following conditions: <br />1.Grading and drainage plans must be submitted with <br />building permit for new improvements. <br />2.All hardcover scheduled for removal must be completed <br />at the time of the footing inspection for the new <br />garage. <br />3.Applicant to obtain a demolition permit for remov;>l of <br />detached garage. <br />4.Final planting schedule to be submitted with building <br />permit. Planting to be confirmed at the time of the <br />final inspection for new construction. <br />Isv
