Absent relocating front facility to Old Crystal Bay <br />Roadr how can isipact of this use be minimized on surrounding <br />residential developments? <br />In light of the agreement executed by both school district <br />and City# how can municipal sewer and water lines be legally <br />installed and maintained by the City? Bow can we plan <br />utilities for ice hockey arena without also planning for <br />future school? How that the future use of the school <br />property has been determined# are interior roadways <br />necessary to provide access to ballparks# school# hockey <br />arena and residential neighborhoods to east based on intent <br />of Cosqprehensive Plan Amendment? <br />Review of issues that must be addressed with the planning <br />for a formal site plan review. <br />• n <br />a. <br />W <br />b. <br />Relocate building as close to east and north side of <br />property line and relocate parking and all outdoor <br />iviticactivities to south and west side of structure. <br />Lighting must be shielded downward and not directed <br />towards residential lot lines. Applicant must provide <br />information on type of lighting to be used. Parking <br />shall be based on the standard for auditoriums# 1 <br />parking stall for 4 seats. <br />c.Redesign plan so that a 50* wide road is shown running <br />along east lot line to south boundary. Provide <br />interior driving lanes from road within site plan <br />providing access to parking areas and rink. <br />d.Signage is limited to 12 s.f. with a conditional use <br />permitted use. Illumination of sign must be review by <br />City. <br />Engineering plans for municipal <br />expansion. <br />sewer and water <br />f. Develop plans with school district for stormwater <br />detention pond designed for both storage capactiy and <br />phosphorus removal for the stormwater runoff from the <br />sports facility and future school. Ponding and <br />drainage easements will be provided to the City with <br />the subdivision. <br />Landscaping plans showing berming and landscaping to <br />shield impact of structure along north and east <br />boundaries . <br />Provide fire lanes adjacent to structure.
