There is a 6' encroachment of the lakeshore <br />protected zone and 105 s.f. of structural hardcover located within the <br />0~75' setback area. <br />Applicant has just recently purchased the property in April of <br />this year and p^ to complete other rennovations within the interior <br />of the structure Upon a site inspection, members will note remnants <br />of a former gravel drive that was located within the street yard. Mr. <br />Kalweit plans to complete the restoration of the grassed yard as soon <br />as the interior improvements are completed. Based on staff's review <br />of the hardcover within the 75—250' setback area, it appears that no <br />hardcover variances are necessary for the structural repairs of the <br />deck outside of the 75' setback area. <br />Review Exhibit B, technically applicant is also required to seek <br />approval of an average lakeshore setback variance as entire structure <br />is located in front of the average setback line of the adjacent flag <br />lot to the immediately north. A commons out lot abuts the lot to the <br />Immediate south. Deck structure has no impact on the lakeshore views <br />of the flag lot nor on the house to the immediate south of the Commons <br />lot. <br />Staff has enclosed copies of the grading and drainage plans and <br />plat for North Arm, Exhibits G and H. It is staff's understanding that <br />the applicant wants the City to address their concern regarding a <br />drainage problem along the south side lot line. An underground PVC <br />pipe outlets within the lakeshore yard of the applicant. The plat. <br />Exhibit H, shows the City did not obtain the necessary drainage ana <br />utility easements along the oouth side of the lot. Staff inspected <br />the site and can confirm that theie is no rip rap at the outlet nor <br />was there any sign of any improvement to minimize erosion.
