Applicant proposes no change from the original application and <br />still seeks approval of the following variance: <br />Section 10.40, Subdivision 6 (E) - Side setback variance. <br />Required <br />Existing <br />Propot-^'^. <br />Variance <br />15' (adjacent to B-4 lot line see Exhibit A) <br />18' <br />V or 46.6% <br />■ :>. <br />Section 10.40, Subdivision 6 (P) - Review of fence/wall standards <br />for B-1 district. Fencing reouired shall be no less than 6' in <br />height or evergreen hedges required adjacent to residential lot <br />lines. No specific standards or limitations for fences or walls <br />adjacent to commercial lot lines are addressed in the current <br />code. Planning Commission members in the original review were <br />asked to make a recommendation concerning the need for additional <br />plantings along the west lot line to minimize impact of <br />structural encroachment. Based upon the higher elevations to the <br />west and the combination fencing of retaining wall and fence will <br />already minimize impact.
