There is <br />a dry contiguous corridor at a 70' width where a future road can be <br />installed providing access at Old Long Lake Road and a 100' corridor <br />along the east side of the property providing a dry land base for a <br />connecting road to the eastern properties. If applicant proposes a <br />two 2 lot plat, the City must ask for drainage and utility easements <br />10' along the exterior of all lot lines and 5' along the interior lot <br />lines. Staff would require that the wetlands be designated at a <br />specific elevation on the plat w.ith the City obtaining conservation of <br />flowage easements over the wetland areas. <br />If the subdivision is to be a lot line rearrangement. Lot 2 is to <br />be redesignated as an out lot. Drainage and utility easements at 10' <br />width must be designated along the lot lines of Lot 1. As for Out lot <br />A, drainage and utility easements are to be designated 10* along the <br />street and west lot line. The City shall not take drainage and <br />utility easements along the east lot line at this time but shall wait <br />for a future subdivision. This will eliminate need to vacate interior <br />easements at time of future subdivision. The wetlands can also be <br />located and designated at the time of a comprehensive subdivision of <br />the properties. <br />Both Lots 1 and 2 meet the required lot width at 200' plus at the <br />50' street setback. All existing structures meet the required setback <br />for the two acre zoning district. Former guest house at 718 s.f. has <br />been abandoned and has not been used for habitation for over three <br />years. (Review Exhibits F and G.) The well has been abandoned per <br />the well record information from the State Health Department. In our <br />recent inspection, staff noted that the well pit has not been filled <br />in nor has the existing septic system to the south side of the <br />residence. It will no longer be necessary to require the plumbing to <br />be removed as long as both well pit and septic system have been <br />appropriately abandoned. <br />The following are conditions that must be included in your <br />approval recommendation: <br />Dedication of 33' of right-of-way for Old Long Lake Road. <br />Former guest house structure on Lot 1 can never be used for <br />residential habitation as lot only contains 2.6 acres. <br />Prior to final plat approval the well pit and septic system <br />that served the former guest house must be appropriately <br />abandoned. <br />Depending upon applicant's resolve concerning whether the <br />plat shall be a 2 lot plat or a lot line rearrangement, the <br />following conditions will apply: <br />■m-' -
