As already noted, a conditional use permit is required <br />for all accessory structures on through lots. It was the original <br />intent of the applicant to legally combine the parcels so that a <br />variance would not be required. Upon review of the hardcover facts, <br />it was determined that a hardcover variance within the 250-500' <br />setback area at 1% would be needed to approve the proposal as <br />presented. Applicant may be advised to reduce 212 s.f. of hardcover <br />or members may be asked to consider the remaining portions of the <br />property within the 500-1,000' setback area. 6,900 s.f. does not <br />contain any hardcover improvements. With total lot area at 24,700 <br />s.f., applicant would be allowed a total of 7,410 s.f. or 30% <br />^hardcover. If applicant was to attempt to relocate pool in the <br />W^northern areas of the property, the application as proposed would <br />■r <br />require a setback variance because of the limited 50* width. Note the <br />required 10' separation has been maintained from pool basin to 2nd <br />story deck structure shown at 12 1/2'. <br />vi; <br />mm ’A: ? <br />Options of Action <br />Approval as proposed, <br />or <br />Approval subject to the following conditions: <br />1. As for hardships for the <br />variances phase of the application, staff would note the following; <br />a) Shape of lot. <br />, b) There is no hardcover within the 500-1,000' setback area. <br />Such area consists of total of 6,900 s.f. <br />^ c) All pertinent standards for the conditional use permit for <br />accessory structures on the through lot have been satisifed.
