Half of the proposed deck will be <br />located within the 0-75' setback area extending at its maximum <br />encroachment at 10' to the north side. The average lakeshore setback <br />line will also be encroached approximately 10'. Staff has enclosed <br />information on the lakeside deck installed at 1945 Concordia (Review <br />Exhibit J) and the lakeside deck at 1925 Concordia (Refer to Exhibit <br />K), Note the lakeside deck for 1925 has been altered. The permit <br />issued in 1958 was for an 8'xl5' deck. The City has no record of a <br />permit for the existing deck. Review Exhibit E, staff has sketched a <br />proposed deck at 9'x20' that meets the lakeshore setback, average <br />lakeshore setback and side setback. Please review Exhibit N the <br />original survey of 1975 that applicant based the current proposed <br />lakeside Improvement project. Applicant may be asked to reevaluate <br />the staff's proposal or to provide an amended proposal based on <br />current survey Information.
