Lots intended as <br />accesses to public waters or as recreational areas for use by <br />owners of non-riparian lots within a subdivision must meet or <br />exceed the minimum standards set forth in Subdivisir 16 of this <br />section. <br />Subd. 19. PRD/PUD Standards. <br />A. Types of Allowed Planned Developments. <br />Residential Planned Unit Developments ("Planned Residential <br />Developments" or "PRDs") are allowed in the Shoreland Overlay <br />District for new projects on undeveloped landr redevelopment of <br />previously built sites, or conversions of existing buildings and <br />land. Land use districts in which they are an allowable use are <br />Identified in the individual zoning district descriptions in the <br />zoning chapter. The following exclusion applies: <br />1. Rezoning to M-6 and development via the M- <br />6 PRD shall not be allowed within the Shoreland Overlay District. <br />B. Commercial PUDs. Commercial Planned Unit <br />Developments are limited to land v/ithin the Highway 12 corridor as <br />set forth in the City of Orono Comprehensive Plan Amendment No. 2 <br />adopted May 23, 1988. The following further restriction shall <br />apply: <br />1. No land located within the Shoreland <br />Overlay District shall be developed via a commercial PUD. Any <br />proposed amendment to the zoning code which would allow commercial <br />PUD development within the Shoreland Overlay District shall be <br />subject to review by the Department of Natural Resources to ensure <br />consistency with DNR requirements for shoreland areas. <br />C. Processing of Residential Planned Unit <br />Developments. Residential Planned Unit Developments (PRDs) shall <br />be processed as a conditional use permit as required by the <br />Individual zoning district standards. <br />D. Application for a Planned Residential <br />Development. The applicant for a PRD must submit the following <br />documents, in addition to the Information required in Section <br />10.32, prior to final action being taken on the application <br />request: <br />1. A site plan and/or plat for the project <br />shwii 1 locations of property bourxdaries, surface water features, <br />exist, ig and proposed structures and other facilities, land <br />alterations, sewage treatment and water supply systems (where <br />public systems will not Le provided), and topographic contours at 2 <br />foot intervals. <br />ORONO CC 376-22 <br />t <br />i <br />jS
