The <br />existing principal structure is located 55' from the lakeshore. <br />The new principal structure shall be 61* resulting from the <br />removal of grade level cement understructure. The improvement <br />does involve expansion of the building envelope approximately 15* <br />northward within the 75* setback area resulting in 177 s.f. of <br />new principal structure or hardcover and 35 s.f. of upper balcony <br />area. With concurrent removals of existing hardcover, there is <br />an overall reduction within the 0-75* setback area of 114 s.f. or <br />1,9%. Hardcover within the 75-250' setback area is proposed at <br />24.85% (Increase from 2,290 s.f. or 19.7%).
