Additionally, they have <br />provided supporting documentation regarding <br />Practical Difficulties attached as Exhibit B, and <br />should be asked for additional testimony <br />regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: <br />Regarding practical difficulty, Staff agrees that <br />the proposed configuration results in a size and <br />orientation consistent with the neighborhood <br />for the Arbor Street property. There are very <br />few properties which meet the RR-1B district <br />standards in the Crystal Bay neighborhood. It <br />appears the proposed change will be consistent <br />with the character of the neighborhood. <br /> <br />LOT ANALYSIS WORKSHEET <br /> <br />Section 78-420 – Setbacks: <br />The applicants received variances in 2015 to <br />construct the Briar Street home in its current <br />location (Resolution No. 6522). Section 78-420(b)(1) allows for side yard setback flexibility for <br />nonconforming lots with respect to width. The Arbor property’s 100-foot width along the front property <br />line (Arbor) qualifies it for a 10-foot side yard setback on the north.
