r W <br />*- A' <br />MEMORANDUM <br />To: Mike GafTron <br />From: Steve Bohl <br />Date: October 12,2005 <br />Re: MacKinnon Hill Proposal, Preliminary Plat Application <br />Following our last Planning Commission meeting we have made revisions to the <br />proposed plan. We took into consideration the Planning Commission idea of “clustering ” <br />die lots that would create better locations for the house pads and maintain more trees and <br />an improved view corridor along Watertown Road. This would also move the home site <br />and access from Watertown Road tu an interior lot up on the hill with access off of the <br />new road. This change allows us to curve the road coming into the site that will create a <br />more appealing streetscape. <br />Oronberg and Associates has included with the revised plan a colored rendering showing <br />the trees that will not be disturbed. This is a substantial improvement to the previous <br />plan. There will also be a significant landscaping for the entrance to the site that will only <br />enhance the appeal of this area. <br />The outlet area would become an area that would never be developed and left natural. A <br />scenic easement or some other overlay could be established to preserve this area. <br />We hav^ engaged a septic test and design company to review the previou.s located sites <br />and make any adjustments as necessary. I would like to request that if the Planning <br />Commission approves this preliminary plat application that we make a condition of the <br />final plat to have the septic sites confirmed and approved prior to final plat. It is our hope <br />that the City Council also is in frivor of a “cluster” concept for this site. <br />We appreciate your consideration of our proposed plan. The recommendations from the <br />Planning Commission have proven to be an improvement to our previous plan.
