Dry <br />2.43 Ac. Wetland <br />16.71 Ac. Total <br />Application Summary: Applicant proposes to subdivide this 17-acre vacant <br />parcel to create 6 single-family rural residential lots. An initial plan was reviewed <br />by Planning Commission in September as a Sketch Plan, and applicant was advised <br />to consider a ‘clustering’ concept to allow for preservation of views in accordance <br />with the Rural Oasis Study results and in line with the elements of Conservation <br />Design. <br />A revised plan was reviewed by Planning Commission on October 17. All six lots <br />would be served by a new private road extending 700’ northward from Watertown <br />Road. All lots would be served by private septic systems and wells. The revised <br />plan eliminates the SE building site previously proposed near Watertown Road, <br />and places all six homesites in the NW quadrant of the property, on lots ranging <br />from 1.35 acres to 2.56 acres in dry buildable area. This revised proposal would be <br />reviewed as a Plamied Residential Development (PRD). <br />NOTE: This application remains incomplete due to tack of septic testing and <br />design reports. However, it was brought forward to the Planning Commission as <br />a Sketch Plan Review in order to identify significant issues which the applicant <br />must address, and Council is presented with this application as a Sketch Plan <br />Review, primarily for consideration whether this PRD ^clustering*’ concept <br />should move forward <br />1 <br />I. ^ I ■ i-M ■ a ■ ail am A' m
