MN 55323 <br />774 Tonkawa Road <br />File No. 000139-051 <br />Plat No. 05-3143 <br />Dear Janice: <br />We have reviewed the site plans dated 8-3-05 for the proposed improvements to 774 Tonkawa Road. <br />The site improvements include the construction of a new home and associated grading. We have the <br />following comments with regards to engineering matters: <br />The existing survey shows a swale along the south side of the existing home that conveys <br />water towards the lake. The proposed grading plan eliminates this swale. A revised grading <br />plan should be provided that maintains the existing swale along the south side of the home. <br />The proposed swale along the north side of the home should be extended to the proposed 958 <br />contour shown on the lake side of the home. <br />The swale shown along the north side of the home approaches grades of 25%. Swales that <br />exceed 5% are susceptible to erosion issues. Final plans should include swale stabilization <br />details for all swales that exceed 5%. <br />It appears that water north of the proposed garage will drain northerly towards the neighbor’s <br />garage.
