Record plat drawings in the form of two (2) mylar copies (one copy for the City’s <br />records and one for filing with Hennepin County) and one (t) copy reduced to a 1” « <br />200’ scale. Drawing to include: <br />A. Lot lines platted per preliminary plat survey/drawing approved on March 28, <br />2005. <br />B. Dedication of “drainage and utility easements ” over Lot 11 (the common lot). <br />C. Naming of the plat. <br />2. Legal documents required: <br />A. Title opinion addressed to the City or a title insurance policy in favor of the <br />City. All owners, mortgage holders or others with property interest indicated <br />therein shall sign the plat and all other documents affected by such interest. <br />B. The applicant must provide certified copies of all recorded easements <br />currently affecting the property. <br />C. Signed PUD/Developers Agreement (draft will be forwarded to you within <br />the next few days) and a Letter of Credit in the amount of $822,848.63. <br />3. Plat approval fees to be paid: Total due: $18,079.00 <br />A. Final plat fee = $280.00, <br />B. Legal review & filing fees for subdivision and associated documents: <br />$250.00, <br />C. Stormwater and Drainage Trunk Fee: $17,549.00, and <br />D. Additional engineering and legal fees will be billed at actual cost as they are <br />incurred. <br />The documents necessary for final approval, PUD & Developer ’s Agreement and Resolution, <br />will not be approved by the City Council until the items listed above have been submitted and <br />accepted by City staff. The fees will be required prior to filing of the plat and before any <br />building permits or site work permits will be issued. I’ve attached all necessary documents <br />regarding the issues noted above for your review.
