L.L.a <br />12520 Wayzata Boulevard <br />Minnetonka, Minnesota 55305 <br />Regarding Property; 2605 Wayzata Boulevard West, Orono <br />DESCRIPTION <br />WJM Properties, L.L.C. (Applicant) requests a Commercial Site Plan Review <br />in conjunction with a requested Building Permit to expand the existing garage <br />structure situated immediately south of the main facility with bituminous paved <br />access from the south (Building and proposed paved access are identified on the <br />proposed Site Plan submitted herewith). <br />The existing building has a prefabricated painted sheet steel exterior and is used <br />as a garage and loading dock facility accessory to the uses permitted in the main <br />facility. Applicant proposes to construct an addition to the garage measuring 60 ft. x <br />100 ft. (5000 sq. ft.) and to redirect the existing truck garage doors to the south (they <br />presently face north). The addition will allow the Applicant to store larger trucks in the <br />garage. Said trucks are used for auto transport and wrecker service in conjunction with <br />Applicant’s permitted uses. Exterior finishes on the proposed expansion will consist of <br />pre-finished metal comparable to the materials used in the original construction and <br />consistent with the original architectural design and general appearance of the <br />structure. The exterior will be painted beige or tan, and the roof will be off white. <br />Th© proposed expansion is located approximately 350 ft. distant from the closest <br />lot boundary (easterly lot line) and is completely screened from Wayzata Boulevard. <br />Elevation differences serve to screen the proposed building from Old Crystal Bay Road <br />and the new Highway 12 conridor. This proposal adds additional hardcover of <br />approximately 16,500 square feet since the proposed building would be accessed over <br />existing bituminous paving (building is 5000 square feet, bituminous Is 11,500 square <br />feet). <br />This application, if granted, would be in replacement of th© proposed building <br />expansion that was approved by th© City of Orono by Resolution # 5004, file #03-296! <br />and dated November 24, 2003. <br />cr^ ^ovjfu .
