In order to enhance the appearance of the site, <br />situate the house in a way that minimizes the awkward topofraphy, and maintain positive drainage <br />away ftom the proposed structure, we propose to locate the main level of the proposed home <br />above the higheat point of the lot. This placement requires fill on the street side of the proposed <br />house to accommodate safe access to the home from the garage and front door and keep the <br />driveway slope below the maximum allowable grade. None of the fill proposed wNI be placed <br />in the wetland areas or wMhin their setbacks. <br />WNhin the 75*ffoot setback ftom OHWL (029.4’), grading cannot be altered due to <br />regulations. The sHe slopes from Ks highest elevation at 943 feet at the south (lake) side of <br />the lot, down eleven feet to the north side. Because there can be no grading within the 75- <br />foot zone, construction requires that the main level be set above the 943-foot elevation. <br />Otherwise, the downward slope from this high point to the back of the house would inevitably <br />lead to slgnHIcant water problems. <br />This proposal win improve the health, safety and comfort of the landowner ’s proposed <br />^«v»se. It win not have any negative effect on the surrounding terrain or the wetlands. It <br />complies wHh the intent of the Zoning Code.
