With this revision the applicants are proposing
to construct a 340 s.f. garage, a change from the originai request for a 272 s.f. garage
addition. The existing landscape areas on the property that may or may not be lined with
landscape weed barrier material should be verifi^ and all weed barrier plastic or fabric
should be removed as part of this review process.
Staff finds that the proposed hardcover removals are substantial and result in a significant
hardcover reduction from the existing conditions. The Planning Commission should
discuss udiether or not the hardcover removals proposed are sufficient. If additional
removals are required, the lake side brick patio, and retaining and timber walls are
possible candidates.
Issues for Consideration
1. Does the Planning Commission feel that the hardcover amount proposed by the
applicant meets the goals of the PC’s direction at the July meeting? If not, what
additional direction would the Planning Commission give the applicants?
2. Does the Planning Commission feel that the increase of the size of the proposed
garage is an issue?
3. Are there any other issues or concerns with this application?
Staff Rcconimcndation
Plaiming Staff recommends qiproval of a garage addition to the home consistent with
hardcover removals resulting in levels the Planning Conunission deems appropriate.
• • ' V : a* * **f;m
