• <br />i-.. <br />FILE i 05-3134 <br />2 August 2005 <br />Psgo 3 of 3 <br />Hardcover VarioBcc <br />The applicants have revised their request by removing 1,632 s.f. of driveway, essentially <br />an entire half of the horseshoe driveway. With this revision the applicants are proposing <br />to construct a 340 s.f. garage, a change from the originai request for a 272 s.f. garage <br />addition. The existing landscape areas on the property that may or may not be lined with <br />landscape weed barrier material should be verifi^ and all weed barrier plastic or fabric <br />should be removed as part of this review process. <br />Staff finds that the proposed hardcover removals are substantial and result in a significant <br />hardcover reduction from the existing conditions. The Planning Commission should <br />discuss udiether or not the hardcover removals proposed are sufficient. If additional <br />removals are required, the lake side brick patio, and retaining and timber walls are <br />possible candidates. <br />Issues for Consideration <br />1. Does the Planning Commission feel that the hardcover amount proposed by the <br />applicant meets the goals of the PC’s direction at the July meeting? If not, what <br />additional direction would the Planning Commission give the applicants? <br />2. Does the Planning Commission feel that the increase of the size of the proposed <br />garage is an issue? <br />3. Are there any other issues or concerns with this application? <br />Staff Rcconimcndation <br />Plaiming Staff recommends qiproval of a garage addition to the home consistent with <br />hardcover removals resulting in levels the Planning Conunission deems appropriate. <br />• • ' V : a* * **f;m
