Following approval of the
Resolution the applicant would like to request an amendment allowing for monument signage for
the proposed office uses (which was prohibited under the approved resolution).
The applicant is requesting that two sign bands be permitted on the Caribou Coffee monument
sign, one for each office use, with total square footages to comply with the Monument Sign
Ordinance and B - 1 signage requirements (t^ing 254 s.f total site signage with a monument sign
not to exceed 1(X) s.f and no single wall sign to exceed 50 s.f)
Staff Recommendation
Staff drafted the conditional use permit approval resolution prohibiting monument signage based on
discussions throughout the review process regarding the limited customer needs of the offices. The
applicant indicated the offices would be one and two person offices requiring limited to no customer
visits, which also factored into the approval as limited parking would be needed. Staff felt allowing
monument signage may not meet the intent of the approval as monument signage is typically needed
to draw customers into the site (see condition on page 3 of 5 of the attached resolution).
COUNCIL ACTION REQUESTED
Direct staff as to whether the approved resolution should be amended to permit monument signage
for the two approved office uses, and if so what, if any, limitations should be placed on that signage
beyond what is permitted within the Zoning Ordinance (noted in the Application Summary above).
