(■ <br />:L <br />^MVbCT F <br />DESCRirnON OF REQUEST. <br />Home owner is asking to be able to remove the existing garage, and construct a new garage attached to the <br />bouse. <br />The new garage will have an addilkm built over that would be a master bedroom. and storage. <br />HARDSHIP DOCUMENTATION FORM. <br />1. ) Because ofthe harsh Minnesota winters, and overall use ofthe garage, attaching the garage will <br />greatly imiuove the use, along with improving existing house design. Currently the roof is a hip roof <br />design, and does not match the existing bouse <br />. We will be matching the rotrf of the house when building the new garage. <br />2. ) Because the propeity has water on both sides, there is difikully meeting some ordinances because of <br />set back requirements. <br />i.) Ifthevarianceisgnnted, we feel that the character ofthe locality would be improved. Both with <br />dorign and the ability to be able to pork on the property. <br />4. ) None <br />5. ) None <br />6. ) Nime <br />7. ) None <br />8. ) As noted dbove this property is unique in that it has water on both sides, thus making it more diOicult <br />to comply with oidinanoes. <br />9. ) To niy knowledge, there are not any other properties in the area that have the same conditions. <br />10. ) To be aMe to have a attached garage in Miimesota is a must in being able to enjoy the property. Also <br />due to the lade of storage in the house, the addition would create much needed space. <br />11. ) The attaching of the garage will benefit the parking issue, and will make the area safer. It will not <br />im^ the health, safety, comfbrt, or morals. <br />12. ) We fed that the changes made will do nothing but improve the property, and make it safer. <br />HARDSHIP STATEMENT. <br />The home owner has owned the property for three years, and has done conndeiable improvements to the <br />interior of the existing structure. She currently has a primary resideooe in Edina that she will be selling <br />this fidl, and will be making this her permanent residence. Because of the unusual conditions associated <br />with the lot, dong with the existing structures the way they are now, by granting this variance the overall <br />oooditioo of the property will be irnproved. <br />In doing tlw hardcover calculalioii, the results dmw an improvement in the 75 - 250 zone, and only .3% <br />increase in the 0 • 75 zone. Action to remove some existing retaining walls on the east side of the garage, <br />along with a reduction of approximately 10 feet of an existing side walk, and we will off set the garage <br />door so that vre can minimize the hardcover there.
