There is a 75’ setback <br />requirement from the OHWL on 2 sides of the property, resulting in a very limited buildable area. The <br />existing home is located almost entirely within the north 75’ of the property causing the property to be <br />considerably out of conformance with zoning regulations. The applicant would like to remove the existing <br />detached garage and attach a slightly smaller garage to the home with living space above. The applicant is <br />requesting a 0-75’ zone hardcover variance for 32.9% hardcover where 0% is normally allowed and 32.6% <br />currently exists, and a 75’-2S0 ’ setback hardcover variance for 29.5% hardcover where 25% is normally <br />allowed and 31.4% currently exists, a lake setback variance, and a structural coverage variance for 21% <br />structural coverage where 15% is allowed and 21.5% currently exists in order to remove the existing <br />detached garage and construct an attached garage to the existing home. <br />Planning Commission Recommendation <br />On July 18.2005, Planning Commission voted 6 - I to recommend approval of the hardcover, structural <br />coverage and lake setback variances. The minority voter indicated he felt the hardcover on the property <br />had not been completely depicted on the survey. <br />Pbnning Staff Recommendation <br />Approval of the variances per the attached Resolution. <br />COUNaL ACTION REQUESTED <br />Adopt or amend the attached Resolution. <br />i
