Although the properly consists <br />of a double lot and is approximotcly 4.4 aerc.s, it is a narrow pic shaped lot and a variance is needed from <br />the lot orcu and lot width zoning requirements in build a new house. I plan to move buck to Orono from <br />Arizona to live in this house. My cliildren previously attended Orono schools and we love the <br />community. Originally, 1 was going to remodel the existing house, but building a new house would he in <br />the best interests of my family and the neigliburliood. <br />In order for me to jiastify building a new house, the house needs to he ofa conventional width and design. <br />I do not want to build, and it is not in die best interests of the neighborhood, to build u long, narrow, goofy <br />looking house on this property. WiUi the existing 35 foot setback requirement from Rest Point Lane, I <br />could only build a liou.se of the size ive need (which meets the stniciure coverage requirement) which is <br />approximately 3U feet wide. The current Iiou.su is approximately 46 fuel wide. I hc hoase I would like to <br />build is approximately 50 feel wide. <br />ThcibrdshlD <br />llie hardship tliat is unique to this property is it's narrow width and pie shape and the locaUon and <br />direaion of the lot line adjacent to Rest Point l.anc. 'lids lot line is only approximately 5 feet from the <br />asphalt roadway where Rest Point I .one uims into a fire lane near the lake, and approximately 15 feel near <br />the rear of the property. As a result, the 35 fool .setback as measured from this lot line, coupled with die <br />pic shape and narrowness of the property, constitutes a hardship unique to this property. <br />The Best Interests of the Orono Comreuwitv <br />llic Planning Conunission and the City Counsel have considerable di.screlioii in determining whether a <br />hardship exists.
