The LR - IB zoning <br />district in which the property is located requires a 1 acre minimum, requiring a lot area <br />variance. This property dso contains 54* of width at the shoreline and 76 ’ of width at the <br />75* setback when Ae LR - IB zoning district requires 140* of width at the shoreline and <br />75* setback. In order to construct a new residence on this existing lot, lot area and lot <br />width variances must be granted as the lot doesn’t meet the 80% minimums allowing for <br />administrative approval. <br />Side Street Setback Variance <br />The «q)plicant is also requesting a setback variance to the right-of-way known as Rest <br />Point Lane. The Zoning Ordinance requires a 35* setback from side yards adjacent to a <br />street, where the applicant has proposed a 23* setback.
