Lot area variance to permit construction of a new residence on an existing lot 0.64 <br />acres in area when 1.0 acres is normally required. <br />2. Lot width variance to permit construction of a new residence on an existing lot <br />66’ in width at the shoreline and 70 ’ in width at the 75’ setback when 140’ in <br />width is normally required. <br />3. Conditional use permit to allow retaining walls and grading within 5’ of a lot line. <br />Stqff RecoumremUrtiou: Staff recommends: <br />1. Approval of the requested lot area and lot width variances. <br />2. Ai^roval of the conditional use permit to allow retaining walls and grading within <br />5’ of the lot line, however the plan submitted and attached to this report as Exhibit <br />A must be revised prior to Council review pending conclusions by the <br />Commission regarding the following: <br />• Requirement of a rain garden or an alternate graded landscape feature that <br />will spread water out over a wider area where the swales converge on the <br />lake side of the walls, rather than concentrating the water at the end of the <br />swales to a single point, <br />• The wall design should be revised on the grading plan whereby the tail <br />end of the wall extends over the lot line.
