Applicants initially requested side setback variances on both sides, to <br />allow a new home to be located 15.5 ’ from the north side lot line and 15.0 ’ from the south side <br />lot line where 30 ’ side setbacks are normally required. The revised plan has ‘squared up’ the <br />home with the lot lines, removing the angle. The new proposal meets the 30 ’ right side setback, <br />but proposes an 18 ’ side setback on the north side, requiring a 12 ’ variance. <br />f <br />Typical of long, relatively narrow lots is that for a given square footage of footprint, as the <br />structure gets narrower, it increases in length. The impact for the immediate neighborhood in <br />-this case is that a»longer-facade is exposed to both sides as compared to the initial design <br />proposed for this site. Applicant notes that the neighbors to the north, who expressed concern <br />about the original design being close to the line, might be more negatively impacted by the <br />length inherent in the new design. <br />Driveway Relocated. Applicants have determined that the two trees along the north side of the <br />driveway are expendable, and the revised plans show the driveway moved northward to meet the <br />required 5’ seAack. <br />GraduiR Plan Revuted. A revised grading plan has been provided that, subject to approval by the <br />City Engineer, appears to direct runoff to the east and not directly to adjoining properties.
