Applicants’ Revised Site Plan <br />Summary; <br />In May the Council approved a Resolution granting setback, hardcover, and lot coverage variances to <br />allow the construction of a 441 s.f. detached one-story garage. At this time the property owners are <br />asking the Council to examine the possibility of constructing an aiiached garage, the same footprint <br />which was approved in May, to their home at 1966 Shadywood Road. The applicants are proposing to <br />attach a rwo-story 20’x22’ garage to the house and eliminate the 5’ separation between the buildings. <br />Planning Staff Recommendation <br />The new request will require a new application as the previous application has been closed with the <br />Resolution approval at the May 23'"* meeting. Please provide the property owners with direction. If <br />Council determines that a two-story attached garage proposal may have some merit, staff would direejt <br />applicants to make a new application for review by the Planning Commission at their July 18 <br />meeting. <br />From staffs perspective, a minimal two-story attached garage that adds approximately 230 s.f. to the <br />existing house, makes use of spaces within the existing residence, and creates additional living space <br />would be within the lot coverage limit for this property, allow for better on site parking and limit the <br />visual impact of the additional structure as viewed from the chaiuiel. <br />COUNCIL ACTION REQUESTED <br />Advise the property owners as to whether the Council sees merit in pursuing a rev ised plan.
